Why there is no sensible one-price-fits-all figure

Finlock gutters were built into many houses from the 1960s onwards. Removing them is different from unclipping plastic guttering: the concrete must be cut out carefully and the roof edge rebuilt so the replacement fascia and gutter have a secure, correctly aligned base.

A price given without seeing the elevations, access and existing condition can be misleading. A written site quotation makes clear what will be removed, rebuilt and fitted.

The main factors in a quotation

The following details normally have the greatest effect on labour, access and materials.

  • Total length and number of elevations
  • Height, scaffolding and access around conservatories or extensions
  • Corners, bays and changes in roofline
  • Condition of the wall plate, timber and fascia behind the concrete
  • Number and position of outlets and downpipes
  • Disposal of the removed concrete
  • Whether soffits or other roof-edge work are included

What a complete replacement should achieve

The aim is not simply to hide the old channel. The failed concrete is removed, the roof edge is checked and rebuilt as required, and a new fascia provides a proper fixing line. The aluminium gutter is then formed to the measured length with the correct fall, outlets and downpipes.

This approach deals with the source of the problem and produces a clean roofline with fewer joints along the main runs.

How to get a useful first assessment

Send clear photographs showing the full front and rear elevations, any conservatory or extension below the gutter, close-ups of cracks or staining, and the downpipe positions. We can then give an initial view before arranging the site survey needed for a firm written quote.

Common questions

Frequently asked questions

Can Finlock gutters be lined instead of removed?

Lining may be proposed in some circumstances, but it does not correct every structural, fall or condensation problem. We assess the existing channel before recommending removal and replacement.

Will the fascia need replacing?

A new supporting roof edge and fascia are commonly part of a Finlock replacement. The exact work depends on what is found during the survey and removal.

Can photographs provide a final price?

Photographs are useful for an initial look, but a firm written quotation requires measurements and an access inspection at the property.
